Elaboración del plan de mantenimiento preventivo para la infraestructura civil del edificio de hospitalización y administración, áreas verdes y parqueaderos del Hospital General Riobamba utilizando la norma UNE–EN 15331.

Abstract

Good maintenance management ensures the conservation and preservation of the infrastructure of the buildings. The purpose of this work is to develop the preventive maintenance plan for the civil infrastructure of the Hospitalization, Administration, green areas and parking of the Riobamba General Hospital conforming to the UNE EN 15331 NORM, which deals with the "Criteria for design, management and control of building maintenance services”. In order to fulfill the main objective of this technical work, three specific objectives were developed; In the first objective, the maintenance management of the hospital with the AHP methodology was evaluated and 77.78% was obtained, which corresponds to a quasi-satisfactory level. For the development of the plan, a hierarchical technical inventory of mechanical, electrical, civil, security and computer systems and equipment was created. Each item inventoried was assigned an alphanumeric or numeric coding. A criticality analysis was also carried out by systems, of which 21 critical systems resulted, 112 important and 289 dispensable. The critical systems were assigned a systematic model, to the important systems a conditional model and to the dispensable systems the basic model, which will help to improve the conservation of the equipment. Finally, maintenance and health personnel were trained in the use of software for maintenance management, to continue with the management process. It is recommended to implement the preventive maintenance plan to improve the functioning of the hospital infrastructure
