Estudio de factibilidad para la implementación de un Lodge en la comunidad Santa Rosa de Runtún, parroquia Matriz, cantón Baños de Agua Santa, provincia Tungurahua.

Abstract

The objective of this research was to carry out a feasibility study for implementing a lodge in the Santa Rosa de Runtún community, Baños de Agua Santa. For this purpose, seven stages were implemented. It was begun with the preparation of a market study analyzing the current, complementary, and substitute supply as the current, future, unsatisfied, potential, and objective demand, followed by the technical design of the lodge from construction, materials, requirements, and maintenance and observations concerning services and activities designed. Subsequently, it was developed marketing strategies for the dissemination and commercialization of services and activities. Then, the socio-environmental assessment was carried out using the Lázaro Lagos method, and it was analyzed the legal framework for the implementation of the project and the design of its administrative structure. Subsequently, an economic study was carried out, examining the requirements of the commercial, productive, and administrative areas. Then a financial study to determine the feasibility of the investment, the results of the market study defined services and activities, for the implementation of the lodge, and its final components are accommodation in air and land glamping mode, food and beverages with cafeteria service, restaurant and event or conference room, spa and pool area, activities such as canopy, hiking, and photography. The conclusion with the technical, socio-environmental, administrative-legal, and economic-financial feasibility has defined the viability of the project. It is recommended annual updates of the demand study.
