Análisis de la factibilidad para la implementación de un resort en la parroquia Emilio María Terán, cantón Santiago de Píllaro, provincia de Tungurahua.

Abstract

The present research aimed to determine the feasibility of a resort implementation in Emilio María Terán village, Santiago de Píllaro Canton, Tungurahua Province. The work was carried out through Muñoz 2019 by the analysis of commercial, technical, environmental, legal, administrative, economic, and financial; using qualitative and quantitative methods taken from primary and high sources. On the other hand, in the market study, it was determined that the project is viable where 97.06% of the total of 87 822 tourists agree with the implementation of the resort in Emilio María Terán village, who provides accommodation services, food, play for children, event room, swimming pools, sports courts and offering sports fishing activities, agrotourism, hiking, cycling, camping, riding and others that have complementary services such as security, parking, transportation service, and souvenir shop. Therefore, the environmental study was worked through the Leopold matrix where it was identified that the project is environmentally viable as the positives impacts have a total of 169 points and also considering that the aggregation of impacts is positive with a total of 137. In the legal-administrative study, the organic structure and function of the company were established, and based on the analysis of the legal framework, the project would work under the scheme of society or anonymous company by the Organic Companies Law of Ecuador. The project is financially viable since the current net value (NPV) is positive with a value of $ 208.241.29, a 22% return rate (TIR), the capital recovery period (PRC) will give in the fourth and fifth year, the cost-benefit ratio (RBC) is $ 1, 60. It is recommended to develop the project based on the budget planning of each area and the mitigation measures.
