Proyecto de inversión para la creación del Complejo Turístico D´Kanu en la parroquia San Luis cantón Riobamba

Abstract

This degree work present aims to develop an investment project for the creation of the D' kanu tourist complex in the San Luis parish, Riobamba Canton, this alternative arises as a tool of the creation of resorts that provide recreational services adapting to the needs of users contributing to the tourism operation. This research was carried out in the Riobamba city through direct surveys applied to the owners and users of these tourist entertainment centers. The calculation for respondents arises from the Economically Active Population (EAP) according to the INEC in the population census for the year 2010 obtaining a total of 382 people. The results were in favorable of the acceptance by existing and potential users in the face of this new tourism proposal that will allow them to obtain many benefits from both health, entertainment, without the need to travel long distances or get out of town, this means saved money and time. The proposal of this investment project seeks to promote tourism within our city by contributing to its development, an analysis of the technical feasibility was made, based on an operational demand configuring the different elements that shape the tourist center, the legal analysis, the study of environmental impacts and the financial analysis through the projection of supply and demand, deferred assets, investment, income statements, cash flow, NPV $ 20648,25, IRR 35%, cost benefit calculation 59.18, period of 9 month recovery with 6 days, investment schedule. The immediate application of the project is recommended and all these aspects have given a positive result, which supports the feasibility of the project.
