Metodología para evaluar el deterioro de edificios universitarios; Caso de estudio edificio de la carrera de Ingeniería Mecánica - ESPOCH.

Abstract

The objective of this study was to develop a methodology to evaluate the deteriotation of universitary buildings constructed in reinforce concrete comprised in the ecaudorian highlands region. The methodoly proposed started with an exhaustive investigation aimed to determine the criteria and sub criteria that describe a building; besides that, it was necessary to recover the total information and the weighting of its main systems, later the instruments were developed to evaluate physical state and the resulting effect on the users and the scale of measurement of the deterioration, thus the performance threshold required based on the weights used was obtained; Finally, the methodology was validated by applying it to the case of study of the Mechanical Engineering Degree - ESPOCH. Due to the buildings do not have the same systems, it was necessary to propose a readjustment of the methodology with the most basic systems that the buildings possess. Through this study, the level of deterioration and comfort of those who share the architectural area of the building was assessed using instruments I01EF and I02ER. It is concluded that the building is in a "Deteriorated" state, there are damages that involve disorders in aesthetics, functionality and comfort. It is recommended to intervene correctively with conservation, through its proper use and execution of the maintenance plan; these require to be corrected without any delay by exclusive repairs with specialized staff, in addition to a possible renewal of components, so that they do not become critical; furthermore, to continue this study periodically to have real information on the state of the building.
